The inventory is a document describing the condition of a home and its equipment. It must be carried out when the tenant enters and leaves: we speak of an entry inventory and an exit inventory. Protection for the tenant

The inventory allows the tenant to carry out an inventory of the accommodation he is renting. Thus, when this document is well detailed, it allows him to require work and repairs in the event of shortcomings, before his arrival.

It is therefore important to carry it out carefully and to check the condition of the plumbing, electricity and finishing work in general. If it is furnished accommodation, the tenant must also inspect the equipment made available to him carefully. This will allow it to deal with any anomaly such as water leaks, non-functional doors and/or windows and possibly damaged furniture.

A guarantee for the owner

The inventory also represents a guarantee for the owner of the property. Indeed, on the basis of the entry inventory, it is possible to carry out an exit inventory. This document will in turn serve as a basis for the owner to request a restoration consistent with the initial condition of the property.

With this in mind, the entire accommodation is reviewed to detect any deterioration or alteration of equipment or furniture. This procedure makes it possible to defuse possible disputes and to determine whether the security deposit paid by the tenant will be refunded in full or in part. 

A detailed descriptive document

Beyond the date and the information allowing the identification of the tenant and the owner of the property, the inventory of fixtures at entry and exit contains detailed descriptions of the plumbing, electricity, painting and equipment, among others. 

However, it is important to note that both the owner and the tenant must each bear specific costs. Indeed, the owner is indeed required to provide the tenant with a compliant and functional property and must therefore guard against any failure of the electrical system, plumbing, doors or windows. If the tenant, on the other hand, wishes to make minor and incidental modifications such as painting, this action remains his responsibility. However, he must keep in mind that at the time of the exit inventory, he may be required to restore the property as it was described in the entry inventory.
